Building Log Books - Section 3 - Links to Other Key Documents

Section 3 of the Building Log Book covers Links to Other Key Documents.

This section should provide the location of all other relevant documents for the building. It should provide the location of documents such as:

  • Emergency Procedures
  • Health & Safety File Master Index
  • Hazard Register
  • O&M Manuals for the building fabric, electrical services and the mechanical services
  • Maintenance Schedules
  • Asset Register
  • BMS Operations Manual
  • Record Drawings
  • Equipment Log Books such as the boiler log book and fire alarm log book

Building Log Books - Section 2 - Purpose and Responsibilities

Section 2 of the Building Log Book covers the purpose and responsibilities of the book.

The contents of Section 2 is mostly generic, containing a brief view of the contents of the log book and the responsibilities of the facilities manager.

Section 2 needs the log author and facility managers details to be inserted and the signature of the facilities manager.

Building Log Books - Section 1 - Updates and Annual Reviews

Section 1 of the CIBSE TM31 Building Log Book provides a place to record the changes and revisions to the book.

The log book is a dynamic document and should ideally be updated continuously as changes to the building occur.

It should at least be reviewed and updated annually as part of the owners quality assurance system.

This should include:

  • The review date
  • The description of the log book review and any updates made
  • The pages that have been updated
  • The facilities manager’s signature
  • The date of the signature

English & Welsh Building Regulations Part L2 - Section 3 - Building Log Books

Since April 2002 it has been a requirement of the English and Welsh Building Regulations Approved Document L2 for the owner or occupier of a building to be provided with a Log-book upon completion of any works related to the energy consumption of the building. This may be a new building, the installation of new boiler plant or new windows. Subsequent amendments to the Building Regulations have strengthened the requirements.

The Log-book should provide details of the installed building services plant and controls, their method of operation and maintenance, and other details that collectively enable energy consumption to be monitored and controlled.

This information is to be provided in a summary form, suitable for every day use. The summary could draw on or refer to information available a part of other documentation, such as the Operation & Maintenance Manuals and Health & Safety Files.

The required information to be provided in the Log-book includes:-

A description of the building, its intended use and purpose and its design Philosophy

Schedules of the floor areas by zone, type and environmental service

The location of the major plant and equipment, with simple schematics of the relevant systems i.e. ventilation, heating, cooling, power.

Schedules of the installed plant and equipment input and output power.

Descriptions of the operational and control strategies of the energy consuming services in the building such as the heating system.

Copies of commissioning reports confirming that the building systems have been satisfactorily commissioned.

Operational and maintenance instructions to enable the occupants to maintain the original building performance during subsequent occupation.

Schedules of the buildings energy meters and sub-meters for each fuel, location, identification, description and usage instructions. These should be related to design consumptions and compared with appropriate published benchmarks.

A design assessment should be provided of the building services systems carbon emissions related to comparable benchmarks such as the Energy Consumption Guide 19 “Energy use in offices” (ECON 19).

The air permeability of the building should be measured and a report appended.

CIBSE have produced a number of templates to meet these requirements. They are called TM31. These are available at www.cibse.co.uk.

Adept-Tech appoint Krisco to produce Building Log Books for building TW5 and TW6 at RAF Northolt on behalf of Heating & Cooling Services.

House of Fraser Building Log Book

Midlands startup Adept-Tech have appointed Krisco to produce the Building Log Book for the new House of Fraser store in High Wycombe, for building services company Norstead.

Hilson Moran appoint Krisco on old buildings

Consulting M&E Engineers, Hilson Moran, have appointed Krisco to produce a  Building Log Book  for Princess House. This is an existing London building, which has no building records. All records were apparently destroyed by fire.

The building will therefore be surveyed to establish base information and work up a resonable document for the end user.

Sidcup Golf Club & Leisure Centre - Building Log Books

Krisco Technical Publications Ltd. have been appointed by commissioning company Contract Technical and building services engineers Emcor, to produce the Building Log Books for the new Sidcup Golf Club and the new Leisure Centre, both in Sidcup.

Bridge Academy - Building Log Book and O&M Manuals

Major building services company Balfour Kilpatrick have awarded Krisco the contract to produce the Operation & Maintenance Manuals and Building Log Book for the new Bridge Academy in Hackney, London.

The O&M Manuals cover both the electrical and mechanical manuals.

The Building Log Book is to be produced to the CIBSE TM31 template.

GE Healthcare Building Log Book and O&M Manuals

Another contract from building services company Norstead, this time to produce another set of Building Log Book and O&M Manuals for GE Healthcare - this time for the refit of the GE Healthcare offices at Amersham Place in Amersham.

The O&M Manuals cover both the electrical and mechanical manuals.

The Building Log Book is to be produced to the CIBSE TM31 template.
